Terms of Service

In plain English, before anything else

BareBones PM is a free side project, run by one person. Nobody pays for it and nobody is on call for it. That means:

  • It is free, and it stays free — but nothing is promised in return. No fees, and equally no uptime commitment, no support commitment, and no guarantee it will still exist next month.
  • It can break, lose data, or go away without notice. Keep your own copy of anything you would miss. Export your ledger regularly.
  • It is not your system of record. Treat it as a convenient second copy, not the only place your rent history, lease terms, or tax numbers live.
  • Do not upload anything you could not stand to lose or to have exposed. See “What not to store here” below.

If any of that is a dealbreaker for how you run your properties, please use a paid product with a support contract instead. That is a completely reasonable choice and no hard feelings.

These Terms of Service (“Terms”) govern your use of BareBones PM (the “Service”). By using the Service, you agree to these Terms. If you do not agree, do not use the Service.

The Service is free, and there is no obligation on either side

BareBones PM is provided free of charge. There are no fees, subscriptions, or payment obligations of any kind. In return, we take on no obligation to you: we are not required to provide, maintain, fix, support, or continue the Service, to respond to any request, or to give notice before changing it. We may add, change, limit, suspend, or discontinue any part of it at any time, without notice and without liability to you. Nothing here creates a service-level agreement, a support entitlement, or a business relationship.

Back up your own data

You are responsible for keeping your own copies of your records. The Service includes export tools — use them. We do not promise any backup, restore, recovery, or retention capability, and we may delete data, accounts, or the entire Service at any time. Do not rely on the Service as the sole storage for anything you need for accounting, tax, legal, or dispute purposes.

What not to store here

The Service is a ledger, not a document vault. Please do not upload government identification, Social Security or other national ID numbers, bank account or card numbers, credit reports, background-check results, medical records, or signed leases containing that kind of information. Store those with a provider built for them. If you upload it anyway, you accept the risk of doing so.

Your account

You need an account to use the Service, created through Google sign-in or email. You are responsible for the activity under your account and for keeping your access secure.

Your data

You keep ownership of the property, tenant, financial, and other data you enter. You grant us permission to store and process that data solely to operate the Service for you. You are responsible for ensuring you have the right to enter any personal information about tenants or other third parties, and for using the Service in compliance with applicable law.

Acceptable use

  • Do not use the Service for any unlawful purpose.
  • Do not attempt to break, overload, probe, reverse engineer, or gain unauthorized access to the Service.
  • Do not use the Service to store other people’s personal information without a lawful basis.

Not professional advice

BareBones PM is a record-keeping tool, not a provider of legal, tax, accounting, or financial advice. Features such as Schedule E expense categories are provided for convenience only. Verify anything important with a qualified professional. You are solely responsible for your own records and filings.

No warranty

The Service is provided “as is” and “as available”, without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, accuracy, availability, security, or non-infringement. We do not warrant that the Service will be uninterrupted, timely, secure, or error-free, that defects will be corrected, or that data will never be lost, corrupted, or exposed.

Limitation of liability

To the fullest extent permitted by law, BareBones PM will not be liable for any indirect, incidental, or consequential damages, or for any loss of data, profits, or goodwill, arising from your use of the Service. Because the Service is provided free of charge, our total liability for any claim relating to the Service is limited to zero dollars (US $0).

Termination

You may stop using the Service and delete your account at any time. We may suspend or terminate your access, or delete an inactive account and its data, at any time, for any reason or no reason, with or without notice, and without liability. Export anything you want to keep before you stop using the Service.

Governing law

These Terms are governed by the laws of the State of California, USA, without regard to its conflict-of-laws rules.

Changes to these Terms

We may update these Terms from time to time; the “Last updated” date above shows when. Continued use of the Service after changes take effect means you accept them.
